Obtaining a residence permit for investment (‘golden visa’) in Spain. Service offer

The expedited granting of residence permits to foreign investors has been practised in Spain since 2013 under Law 14/2013 of 27 September 2013 on support for entrepreneurs and their internationalization.

Advantages of the programme

  • allows living, working, and doing business in Spain;
  • no requirement to reside in the country;
  • allows visa-free travel to the Schengen countries (with a stay not exceeding 90 days in any 180-day period);
  • allows applying for a permanent residence permit (PR) after 5 years and applying for citizenship after 10 years (subject to meeting the relevant requirements);
  • allows obtaining a residence permit for family members.

Requirements for the applicant

  • invest in one of the investment options (see ‘Requirements for the investment’);
  • be over 18 years old;
  • have no criminal record;
  • have not been refused a Schengen visa;
  • have sufficient financial resources:
    • for the investor, it is necessary to provide proof of income of at least EUR 28 800 per year (400% IPREM);
    • for each family member – EUR 7 200 per year (100% IPREM);
  • buy health insurance valid in Spain.

Requirements for the investment

Any of the following options are allowed:

  • EUR 500 000 in residential or commercial real estate, investment in several properties is permitted;
  • EUR 1 000 000 in stocks or shares in Spanish companies undertaking actual business activities;
  • EUR 1 000 000 in investment and venture funds established in Spain;
  • EUR 1 000 000 in bank deposit;
  • EUR 2 000 000 in Spanish government bonds;
  • investment in a business project in Spain that is of public interest, creates jobs, has a significant socio-economic impact on the region where the project is being implemented, or contributes to scientific and technological innovation.
Attention! The applicant must retain the investment in order to maintain and renew his/her residence permit.

Residence permit renewal

The residence permit is renewed every 2 years, provided that the applicant continues to meet the programme criteria and retains the investment.

In case of sale/exit from the investment, the residence permit is cancelled.

Once the investor receives a permanent residence permit (PR), there is no need to retain the investment.

An application for PR can be submitted after 5 years of being a resident. To qualify for PR, an individual must reside in the country for at least 6 months in each year.

Who can obtain a residence permit together with the investor

  • investor’s spouse;
  • minor children;
  • adult family members who are financially dependent on the investor or under his/his guardianship.

Required documents

For the investor – the main applicant

  • application form;
  • photo;
  • passport;
  • proof of investment made – depending on the chosen investment option;
  • proof of sufficient own financial resources and the source of income;
  • certificate of no criminal record;
  • health insurance valid in Spain;
  • power of attorney for a representative (if necessary);
  • proof of payment of the government fee.

For family members

  • application form;
  • photo;
  • passport;
  • certificate of no criminal record for all persons who have reached the age of criminal responsibility;
  • health insurance valid in Spain;
  • power of attorney for a representative (if necessary);
  • proof of payment of the government fee;
  • proof of relationship with the main applicant: marriage certificate, birth certificate, etc.

Procedure and time frame

At the time of application, the investor must be in Spain. He/she can enter the country on a Schengen visa.

After the application is submitted, fingerprints are taken from the investor and his family members.

The application assessment takes up to 20 working days.

Once the application is approved, a residence permit card is issued.

Assistance in obtaining a residence permit for investment in real estate*:

Payment procedure:

  • 70% payable in advance;
  • 30% payable before submitting the application for a residence permit.

The fee includes:

  • advice on obtaining a residence permit for investment,
  • assistance in filling in application forms,
  • forming a set of documents,
  • submitting an application and documents to the migration authority,
  • individual support.

The fee does not include the following expenses which are payable by the applicant additionally:

  • translation, notarization, and apostille of documents;
  • courier shipments of documents;
  • government fee for the application;
  • cost of health insurance.
The fee does not include selecting an investment property or supporting the purchase deal. These services can be provided upon request. The fee for supporting the deal is to be agreed individually.

*When choosing other investment options, the fee for a residence permit application may differ and should be agreed individually.
